Let's Talk - How To Get Your Bond Back

Before moving out of a rental property (or even before you move in), it’s always a good idea to have a clear understanding of your rights and obligations as a tenant.

You can do this by going over your tenancy agreement and getting clear on what it is you need to do to ensure you will receive a bond refund. Sometimes, there may be conditions attached to your tenancy that you weren’t aware of, and these may have a big impact on your ability to recover your bond at the end of the agreement.

 

We have put together a guide to help you not only in recovering your rental bond but also in taking the necessary steps to increase your chances of recovering it in full.

Before moving in to a property:

Before you unpack and settle into your new rental property, take the time to read the entry condition report thoroughly and add comments/photos if required, to document any existing issues or damages that may have been missed.

Sharing this documentation with your Property Manager or landlord will protect you later on. It ensures everyone is aware of the property’s initial condition, so you won’t be held accountable for any pre-existing damage when it’s time to move out.

During your tenancy:

Notify our agency of any maintenance issues or damages as soon as they arise.

Whether it’s a leaky faucet, a faulty appliance, or a cracked window, make sure to reach out to your Property Manager right away. Be specific and provide as much detail as possible about the issue.

Remember, the sooner you report, the faster the response, minimising further damage and ensuring a safe and comfortable living space for you and future tenants.

Before moving out:

It is important you read the vacate guide provided to you, by our agency. This is sent to you by email after we receive your intention to vacate notice.

Professional cleaning is often insisted on, this is because the property was professionally cleaned before you moved in. If you are engaging professional cleaners that are not one of our preferred contractors, it is important that you provide them with the list provided in the vacate guide, to ensure they are aware of our cleaning requirements.

It is expected the property is vacated in the same condition it was leased in, less fair wear and tear. After keys are returned, your property manager will undertake a final inspection of the property to ensure it has been left in an acceptable condition throughout. The original condition report and supporting photographs are used to determine our findings.

Ensure all rental payments and any outstanding invoices (including water usage) is paid up to and including the vacate date. Your final water usage invoice will be issued once the final inspection has been conducted.

 

After we have “signed off” on the property, an email will be sent to you from the Rental Bonds Online with a link to release the bond.
